For site visits, meet during daylight hours. Take a friend or family member. Share your location with someone you trust.

Get the property legally verified by a real estate lawyer before paying any amount.
Cross-check the seller's identity with their Aadhaar, PAN, and sale deed. Match names exactly.
Check for encumbrances, loans, or litigation on the property via a title search.
Confirm RERA registration for under-construction projects on the state RERA portal.
Never pay the full amount at once — use a milestone-based payment structure.
Insist on a written agreement and register the sale deed at the sub-registrar office.
Verify that the property tax, electricity, and water dues are fully cleared.

Renting or Taking PG Safely

Always sign a written rent agreement — verbal deals offer no legal protection.
Verify the landlord's ownership before paying the deposit. Ask for the sale deed or tax receipt.
Get a proper receipt for the security deposit and note the refund conditions in writing.
Read the agreement for lock-in periods, notice periods, and maintenance charges.
Document the property's condition with photos and videos before moving in.
Never pay deposits in cash. Use bank transfer with a clear reference note.
Confirm that utilities (electricity, water, gas) are in working order before signing.

Listing & Selling Safely

Never share original ownership documents with anyone — provide photocopies only.
Verify the buyer's identity and financial credibility before sharing property details.
Do not accept token money without a written booking agreement.
Be cautious of buyers who pressure you to close the deal urgently or offer above-market prices.
Conduct all site visits during the day with a companion present.

Deal priced suspiciously below market

Pushes to move off-platform instantly
